Wausau May See Downtown Seven-Story Apartment Building Tailored for the Elderly

(Mike Leischner, WSAU) Downtown Wausau may be getting more crowded in the next five years.

According to Mike Leischner with WSAU, a proposal from Beacon Resources and the Dwight and Linda Davis Foundation calls for a seven-story, 70-unit apartment building tailored to those ages 55 and up.

Jeff Stubbe, who holds leadership positions with both groups, says these types of communities are usually seen in the suburbs, but he thinks the model can be duplicated in Wausau.

“We’re doing this with the idea that downtown will serve as [a larger] campus,” says Stubbe. “With all the other things that are happening downtown, by bringing the seniors in, we can diversify the age and population [of the area].”

The apartments would be bigger than typical residential apartments to appeal to those who are ready to give up home maintenance but aren’t ready to give up their space.

“They are accustomed to a certain style of life in their homes,  they want to downsize, but they don’t want to give up all of their amenities when they do. So we are hoping to cover a lot of that,” said Stubbe.

He also notes that it would create a ripple effect on the local housing market, freeing up homes for younger families. The complex would also include a 24-unit assisted living facility, which residents of the apartment building would have access to.

He says proximity to The Landing at the YMCA will also be a draw. On-site amenities could include underground parking and storage, 24/7 staff for security and resident assistance, indoor and outdoor social areas, a workshop, a fitness area, and more.

Stubbe says up to 20% of the building would be devoted to amenities, including a top-floor living space providing views of the Wisconsin River and Rib Mountain. Stubbe expects work to begin this spring with the demolition of the Graebel office building.

That would allow construction to begin this summer. However, the timeline depends on approvals from Wausau’s plan commission to allow for a seven-story structure on the site.

Those hearings will begin in February.
