Marshfield Planning Commission Approves Conditional Use Permit for I State Truck Center

(Kris Leonhardt, MMC Senior Editor) During its Oct. 27 meeting, the Marshfield Plan Commission unanimously approved a conditional use permit (CUP) that will allow I State Truck Center to continue construction on a complex on Marshfield’s southeast side, according to Kris Leonhardt, MMC Senior Editor

“So the city has received a conditional use permit request from interstate Marshfield LLC to allow a large development for a new industrial facility located along the north side of Heritage Drive, east of its intersection with Draxler Drive,” explained James Lieven, City Planner.

“The property is zoned light industrial and lies within Tax Increment District No. 11. A certified survey map was recorded in July 2025 dividing the parent tract into three separate parcels, corresponding in two individual buildings within the I State development."

“This CUP specifically applies to the easternmost parcel, which contains proposed building No. 3, as it is the only structure exceeding 50,000 square feet, and thereby triggering large development review."

"The proposal included a three building industrial complex, which would serve as the I State Truck Center, providing truck assembly, repair and sales operations. Due to the size of the third building, the conditional use permit requires approval by the plan commission, as well as the Marshfield Common Council."

“The project has been under coordination with city staff more than a year, with grading and preliminary site work currently underway,” Lieven added. “The facility will receive fabricated parts from the adjacent IAS fabrication building and purchased components from suppliers to assemble a range of custom works trucks, including dump trucks, wallboard delivery trucks, log bunk trucks and flatbed trucks with cranes. Each are built to specific customer orders."

"The building program includes two indoor paint booths for full truck assemblies, a seven bay body shop for repairs and small truck builds, a warehouse for parts storage and staging, a 12 bay assembly and production area with two overhead cranes and a two story office section containing customer areas, sales, administrative offices, break rooms, locker rooms and training space.”

The request will next head to the common council for approval.
